Terms, Conditions, Cancellation Policy and Property Rules

PLEASE NOTE: To abide by all legal requirements and building security rules, you may be asked to provide a copy of your official government-issued photo ID, confirm your contact information, provide a valid credit card with a name that matches your ID, pass through our verification portal and, in some instances, complete a criminal background check. Age requirement is 21 and over to book (Strictly enforced). Important note: The information is collected for verification only and is not stored or used for any other purposes. Please be advised that all guests will be asked to sign a rental usage agreement that governs the terms of the stay. By completing the reservation you agree to the following: ✔ You agree to be bound by our rental terms and conditions. ✔ You acknowledge that you will be required to provide a copy of a valid government-issued ID and matching credit card prior to check-in. ✔ You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking. Please Note: Personal toiletries are not included. This included items such as shampoos, body wash, lotions, toothpaste ect. For sanitary reasons (and personal preference), we ask you bring your own personal toiletries. House Rules: These are residential properties and families do live onsite; it is vital that the space and all common areas are respected to the highest degree. Noise, unruly behavior, loud music, disrespectful or unlawful activity will warrant forfeit of your entire reservation (and possible fees). Please adhere to the rules and guidelines listed below: MAIL DELIVERY: Please do not have any mail or packages delivered to any property. It's recommended to obtain a local PO Box if you need access to mail during your stay. TIMELY CHECKOUTS: Late checkouts will incur a fee of $125. Our turnover team is on a pretty tight schedule, and unfortunately we can’t accommodate checkouts past 11am. Please return key to where you originally picked it up on arrival. USE OF COMMON AREAS: You are more than welcome to use the common areas of the building (gym, pool, clubhouse ect). These are intended for your individual enjoyment during your stay. These area are not for gatherings, parties or anything related. Noise, unruly behavior, loud music, disrespectful or unlawful activity in the common areas, the building or in the unit will not be tolerated. SMOKING: Not allowed in or around property (this also includes hookah). A fee of $125 will be charged if smoking (of any kind) occurs in the apartment. This is strictly enforced. TOWELS + LINENS: Please be respectful of bed sheets and towels (normal wear & tear is expected). Makeup/foundation, face medications/creams, and tanning products will stain and/or bleach linens/towels. Unsalvageable linens/bath towels will incur a $125 fee. PLEASE DO NOT USE TOWELS PROVIDED IN UNIT FOR THE POOL OR ANY OTHER USE OUTSIDE OF THE APARTMENT. UNITS LEFT EXTREMELY DIRTY: Units found with waste strewn around, in complete disorder, and/or “trashed” will be subject to maintenance deep cleaning fee, administration fee and/or third party fees. These fees can be up to $250. DAMAGE TO ROOM: Damage to rooms, fixtures, furnishing and equipment including the removal of electronic equipment, towels, art work, etc. will be charge at 120% of full and new replacement value plus any shipping and handling charges. Any damage to property, whether accidental or willful, is the responsibility of the registered guest for each particular unit. In extreme cases, criminal charges will be pursued. DAMAGE TO MATTRESSES AND BEDDING: Damage to mattresses and linen including; towels, mattress pads, sheets, bedspreads, blankets resulting from the use of body oils, make-up, shoe-polish, etc. will result in a charge for the special cleaning, repair or replacement of the damaged article. These fees can be up to $250. MAINTENANCE REQUEST/ISSUES: Please send all non-emergency requests to WorkOrder@StaysByWalker.com. An emergency is anything that is detrimental to your health or safety. Typically, this means something like backed up sewage into your unit or uncontrollable water pipe breaks. Your air condition or heating is not considered an emergency, but we will address those situations as soon as possible. If you smell a gas leak vacate your property immediately. If there is a fire, call 911 to get the local fire department dispatched. Only emergencies will be responded to on weekends and afterhours. If you do notice non-emergency items that needs attention, please let your host know. Example: Sink drains slowly, toilet is clogged, or a light bulb needs replacing. Please send all request to WorkOrder@StaysByWalker.com (Please include the unit number and the name on the reservation when communicating). PETS: The majority of properties are pet friendly. Please do not bring pets or other animals into the Rental Unit without the express advanced consent of The Host. There is a one time pet fee (per pet). Max (2) pets. This fee apply to all pets, including emotional support animals. ***Pet Vaccination Records Required*** Properties that are pet friendly, we encourage you to bring your four-legged friend! Please be sure to clean up any mess that is created. These are the breeds we do not allow: 1. American Pit Bull Terrier 2. Any Pit Bull hybrid 3. Rottweiler 4. Chow-Chow 5. Wolf-dog hybrid 6. German Shepherd 7. Malamute 8. Doberman Pinscher 9. Akita ***Pet Vaccination Records Required*** CANCELLATION POLICIES: Long Term: 28+ Night Stays ✔ First month not refundable, 30 day notice for cancellation ✔ If the guest books a reservation and decides to cancel the reservation during their stay, the guest is required to pay the for the 30 days following the cancellation date, or up to the end date of the guest’s original reservation if the remaining portion of the original reservation is less than 30 days; The remaining unused nights will be refunded at 50%. Short Term: Less than 28 Night Stays ✔ Bookings canceled at least 30 days before the start of the stay will receive a full refund. Bookings canceled at least 14 days before the start of the stay will receive a 50% refund.
